Were democratic and liberal policies to blame for economic crisis?

Under Clinton, mortgage qualification rules were loosened to enable everyone, no matter how poorly qualified, to be able to get a mortgage. The democrats partnered with their major campaign donors in Fannie Mae and Freddie Mac (Major Obama connections in both of these) to loosen restrictions to get their democratic voters (typically poor people with bad credit) into houses.



Now the democrats are placing all of the blame on the republicans and deregulation. It was not deregulation, but regulation forcing the elimination of restrictions that caused this messWere democratic and liberal policies to blame for economic crisis?

Since Bush has been president, a lot of his closest contributors were eventually caught and arrested and put in jail or indicted for one crime or another because they were literally following their leader's example of greed and disregard for the rights of the people of the United States of America...
The Republicans have been in power for almost 8 years. We used to have

a surplus. We now have an astronomical deficit. We owe the whole world vast amounts of money. The Democrats have ';controlled'; the Congress for almost 2 years with a MAJORITY of ONE vote. And then, of course, there's Libermann.

The so called housing boom began in 2003, the price escalations began and soared for the next 2 and a half years. Who was in charge of the Treasury, the Congress, the Fed during those years?

Republicans. Fact. The real down turn began around August 2005 before the Democrats won the mid term elections.

So, if the President of the US and the Republican majority for 6 years

are not responsible for the loss of thousands of jobs, the devaluation of

the so-called dollar, the fact that the average American is earning less now that 20 years ago in adjusted income, that it costs more to feed the children, that education has become too expensive for most middle class Americans, and the terrific lack of job creation, who is? The Democrats?

Had bad credit problems 4-5 yrs ago. How can I remortgage?

Due to suffering from depression, me and my husband ran up major debts of 拢30k+ 4-5 years ago. We have made a huge effort to get everything under control and have cleared all our personal debts apart from 拢5k (plus a 拢120k mortgage). We still have a bad credit rating and we remortgaged almost 4 years ago with a sub-prime lender. Due to increasing interest rates, we are now paying 9% APR with a mortgage payment of 拢935 per month on a 拢120k interest only mortgage. Although we both work full-time, we have 3 children and are finding it increasingly difficult to keep up the repayments. There is currently a redemption penalty of 拢7k which reduces to 拢1200 in July 07. Should we remortgage now and pay the 拢7k or wait till July but struggle till then to make the repayments? if you have a job then you should be able to refinance your mortgage, every person has had things that reflect your credit report, sometimes it is better if just one of you use your credit due to medical bills our credit had a few blemishes and we found that our credit together was lower then my husbands alone. don't worry you will still have your name on the mortgage and the house.

    If you plan on paying back the five grand, best place to go is a non profit group called Consumer Credit Counseling or CCCS. They call each of the creditors and negotiate a smaller payoff than you currently owe. For the creditors, it's better than nothing. You will send CCCS a monthly check and they take care of paying each creditor until you pay it in full. During this time, you agree not to borrow any additional money until debts are paid.



    Contrary to what most people say, you don't need to open up more debt in credit cards to establish credit. If you currently work, ask your employer if they belong to a credit union. These ';banks'; are generally easier to deal with than regular commercial banks and open a checking or savings account. Talk to one of the loan officers and tell them your current situation. Build a relationship with them for any future needs.



    To offset the poor credit history, make sure you have at least one year of no late payments with your rent or mortgage and have the same job for at least one year.



    Lastly, you really need to ask yourself how you got yourself into this situation and truly change your spending habits and please don't file bankruptcy on the five thousand. It's not worth it.     You need to contact a credit counselor. Taking out a loan to fix your credit (especially since they equal less than 5000$) would probably not be the best solution. Many times, your bills can be consolidated into one low payment to help you get back on your feet faster.

    Creditors look at a foreclosure like a felony. It is a serious offense in the bank's eyes. It will show on your credit report for 10 years or more. Sell the house if you can, foreclosure is as bad as a bankruptcy on your credit report.How bad is a house foreclosure?

    Contact a realtor and get it on the market. A foreclosure on your record will haunt you for 7 to 10 years easily. Better to sell it than to have it on your credit report.

    It is very bad and will ruin your chances later on with trying to get another home. The least it will do is cause your new mortage co to make you pay pmi plus a hefty interest rate.     no way, put the house up for sale, ask the bank to take a short pay if necessary, but foreclosure stays around along time. It effects your credit scoore huge. Try getting a pt job for the amount your payment went up, call the lender and see if they can lower your rate to compensate for the increase. Get on it, be proactive.
    A foreclosure is not something to take lightly at all. In certain states you are required to pay the attorney fees and any monies that your lender lost between the loan balance and the amount that they received.



    Find a great agent that knows about short sales potentially as well and find out how much your home is worth now. Get it on the market as soon as possible and try to avoid this catastrophic event.



    Ensure that you have a sellers net proceeds to look at. Make sure that you either have enough with the projected sales price to break even or that you have enough money in the bank to bring some to the table with you.

    It AIN'T your girl friends house. It is her mothers. As such, only SHE has the right to ';evict'; him. BUT! there is a SMALL problem here. The laws concerning eviction are for people ';traveling'; (a legal term meaning the adoption of a particular or novel legal strategy) under the terms of a lease contract. Violation of the terms of the lease are certainly grounds to bring a dispossessory proceeding.



    In this case, (legally divorced) he is essentially a squatter or an intruder. The latter being no better than a bum, your friends mother COULD have him dispatched straight away with a police action. But, as a squatter, the law would extend SOME legal rights to him if a dispossessory where filed against him.



    Those ';rights would be the right of notice. In all states the law requires a property owner who wants a tenant/squatter out must give written notice to ';quit the tenancy'; (again, a legal term applying to the person occupying the property). This notice can (by state) be of any length of time but generally it is 60 days. Once the notice period has expired, and he has not left, a written demand for the property can THAN be given and a five day period to comply is tolled. Once this has past, she (the property owner) can than seek a disspossessory action.



    The dispossessory is served on him either directly or by posting on the door of the house or by the mails. He than has 7 days to respond (answer) to it and a court date is set upon the court having received an answer or upon no answer being received, the dispossessory is considered awarded by default.



    If a court date is set, all parties must appear and a hearing is given. The judge will issue a ruling that he is to be evicted (if your friends mother prevails) and an order is entered to that effect.



    The order will not take effect for some 5-7 days to permit him to appeal the ruling (in most jurisdictions the party wanting to appeal must post a bond of three months rent otherwise the judge throws the gavel then and enters the order). Once that 5-7 day period has elapsed and no appeal is requested, the person seeking the dispossessory can than apply for a ';writ of premises'; from the court. She can than take this writ to the county sheriff and ask that he be evicted.



    The sheriff will place her writ on his calendar (lots of foreclosures going on today) and give her a ';Round Toit';. And as soon as he gets around to it, he will show up at the premises and proceed to escort Mr. Squatter out to the curb along with all of his earthly belongings.



    But your friend hasn't got a prayer of having legal standing to do this unless she has her mother declared an Incompetent, and she is awarded Legal Custodian with Power of Attorney to conduct her legal business. Without that, no argument of imminent disaster or loss of assets will persuade a court to let your friend conduct business on her mothers behalf.



    Your friend would be well advised to ';back off'; and let the opera continue to play itself out. It don't end 'till the fat lady sings'. How can my girlfriend evict her father?

    If you make it unpleasurable for him he will probably leave: turn off; cable, phone, electricity. Don't keep food in the house. Make the house hot in the summer and cold in the winter. Take away all forms of comfort, remove couches and beds. He'll eventually get the hint.
    If she signed the mortgage but her name does not appear on the deed, then her only tie to the house is the obligation to pay. She has no more interest in the house than a stranger. She cannot sell it, or give permission or deny permission for anyone to live there, any more than the fellow down the street could do those things. If the GF is a child, then there might be concerns about child neglect, but if she is an adult she should stop paying, let it be foreclosed, and move on with her adult life.
    You need to contact either a real estate attorney or family law attorney. They know about evictions. I know lots of couples whose names don't show up on certain documents but do on other things related to the property. I believe if her name is on the house loan, she can evict him, but it might take 30 days or more.
    If the house is in the mother's name, regardless of whose name is on the loan, the daughter cannot evict him. The mother has to. Sorry. But if you do not own the property, you cannot evict him. If the mother is concerned about the property, which it doesn't sound like she is, and her credit, she should step in. Meanwhile, keep this in mind, as a lesson for the future, DO NOT SIGN FOR A LOAN FOR PROPERTY THAT WILL NOT BE TITLED TO YOU! I know you didn't do it, but remember that. May I suggest though, that if the mother is not in the picture, and no one can reach her, that when the father does something that damages her interest in the property, she call the police and have him charged with vandalism?

Its not up to the daughter to remove her father from the home.. fact her mom could turn and around take the father's side and press charges on the daughter. Its a tuff call..     My 21 yr. old son bought a house when he was 20. I told him at the time, he was too young for such a responsibility, but he did it anyway.     Convince him to rent out the house for steady income, and find an affordable apartment. Teach him to stay with in a budget and begin to invest in the future. Selling is another option depending on the market in your area.

    Although FHA does not have a min credit score requirement, it does require an established history of willingness and ability to repay a mortgage loan. Adverse credit within the last 12months may cause a negative impact. I am unaware of a loan available with bad credit, at least in todays ';credit crunch';. Sorry, I wish I could be more help.

    To ';take over'; a mortgage it must be assumable. Those loans are far and few these days. Only thing I can say is search the internet for sellers with assumable loans. You still have to qualify with the homeower's current lender.

    If Victorville is in the USA, someone told you wrong. Mortgages are not assumable. If you just take over payments, they will find out rather quickly and call the entire note due. If you cannot refinance, you will lose it .
    Some of that is true, there are mortgages that can be assumed but what they failed to tell you is that you have to fill out the paperwork and qualify to have the mortgage assumed. What you can do since you have bad credit would be to find someone who is offering a lease option home. Basically you would be renting the house and part of your rent would be saved and considered as part of your down payment. Once the lease option is up you are required to purchase the home with your own mortgage, hopefully by that time you could have improved your credit to obtain your own mortgage. Hope this helps!

    I have great credit but I know my brother doesn't and he was able to get a mortgage through Royal Bank. Banks love giving you money as long as it is in your means. If your mortgage is worse than average you will probably not get as much money as someone else off the street. The CMHC does not allow you to mortgage more than 40% of your monthly income. For example, if you make $1000/month your mortgage payment cannot be more than $400/month. With a bad credit rating you may seem them lower that percentage so you may only be able to mortgage 30% of your monthly income. You should also look in the yellow pages under mortgage brokers, they will find you the best mortgage based on your current situation. Be careful though, a lot of mortgage brokers get perks from banks and based on the number of mortgages they sell the broker will get incentive rewards. Kind of like air miles for brokers. I would suggest getting at least 3 quotes from brokers or ask around, not sure what area you are in so I can't help you with good brokers.     Credit is something you have to build over time. One think they are looking for is your proven ability to pay off debts over a long period of time. You can establish this by getting small loans of a grand or so for about a year or two. By making regular payments over time, your credit score will rise. If you cannot get a loan on your credit, you can either get a co-signer or go for a secure loan if you have savings. In a secure loan they will hold some of your savings a collateral for the loan but you will get it back when the loan is paid off. Another thing they are also looking for your ability to maintain a line of credit i.e. a credit card. I generally keep two credit cards. One I use for every day purchases and pay off at the end of every month. I do not use this one unless I have the money in my bank account. When they look at your credit, even though they do not have a balance, they do represent the possibility of owing that much.

    Apply immediately for student loans. With your low income you should qualify for low-interest Government loans like the Stafford Loan. Fill out the FAFSA form and see if you qualify.



    Use the loan money to pay off the medical bills. You don't have to pay the loans back until your graduate, and this gives you time to get a better job to pay down the loan.
    Remember, even if you do lose your credit, you can get it back. I think that obviously the thing you should aim for the most is to cut back on unnecessary expenses and pay off the $3000 as soon as possible. Paying as quickly as you can handle will keep your credit score higher, and will decrease the amount of interest (and thus, total amount) you pay.

    If she co-signed, the house payment falls on her since your dad didn't pay for it. Yes, it affects her credit rating. That's why you NEVER co-sign for someone. Even the Bible says not to accept responsibility for other's debts.

    You will need to have a household income of about 12,000 a month to qualify, ignoring your credit score.



    Also, as pointed out already, your information sounds like someone running a scam. There is no possible way to determine a monthly payment with the downpayment beign a specific amount AND the loan for a specific interest rate. There is no rate that all people qualify for or will accept.
    ONLY FOOLS BUY NOW. Prices are dropping by 10k a month here in California. Why would you pay 400 for something that will be 300 in one year? The point is BUY LOW AND SELL HIGH. Anyone who thinks this is the bottom is a TOOL.

    Looks like you will have to make the best of it and send her to a school in the district you are now living in until you can fix your credit.
    First, spending your time filing for Respa violations is a waste of time if your only complaint was that you got an adjustable rate mortgage. If there was fraud on the lenders part, that is a different thing.



    FHA may have a program for you if your bad credit is due to an ARM adjustment. If we can show this, then your credit would most likely not hold you back from getting another loan. Your maintaining your mortgage payments is good however I've refinanced people into FHA with multiple 30 and 60 day lates caused by an ARM adjustment. Your should be significantly lower than you currently have if your ARM has been adjusting.



    So if staying in your home with lower payments as your objective, I would take this route.



    If you want to move to another school district, then you may be able to qualify for a loan with a good letter of explanation for the reason your credit is currently bad. Underwriters are open to letters of explanation especially if it was caused by an ARM adjustment. You would have to put down 3%, less using a down payment assistance program.



    However, a key question is would you be able to sell your house and would you get at least enough to pay off the mortgage?



    Have your credit looked at by a lender and to see if either of these routes is available to you.

    Get a credit report from all three of the credit bureaus, they are free if you havent gotten one in last year from AnnualCreditReport.com (make sure it is THIS site, others will charge you). Once youve gotten the reports, find out the collection agency, make a deal, make a payoff. Unfortunately you may be stuck with it for 7 years after it has been closed, but you can write a letter to each company to attach to this account explaining the situation.



    Also, make sure your credit reports are accurate, that everything is up to date. Fix those things that are 7 years plus, etc.

Renters normally do not have to have insurance, so you'll need to add in home owners insurance. You'll need to add in yard care, water, buying a mower and other yard care tools. You'll have the added bill of sewer and garbage, water, etc. All these you should consider that in addiction to the house payment, you'll be spending about 400.00 more each month, at least, for the added expenses of owning a home. That 400.00 is on the low end, most when they add up all the expenses, average out between 800.00 and 1,200 more per month. You do not want to wait until taxes come due each year and wonder where the money is going to come from. Also, taxes usually increase each year.



    Good luck. Get out of debt, then really look at every bill you'll have once you own a home. Do not get an adjustable rate, get a fixed, that way you are not going up and down with the market.     If you can find someone stupid enough to add you as an authorized user, good luck. I would never add anyone to my account as an authorized user (except my wife). Not even my kids. As an authorized user (NOT a co-owner), your credit will not be impacted nor will the debt show on your reports. So, it won't help your credit one iota. I have two church credit cards and neither appear on my credit reports as I am an authorized user of the accounts.



    Every time you initiate a credit check via loan application, your profile takes about a 10 pt hit. Individually, not much. But put 5 of them close together in a month and you've go a 50 pt hit.
    Every time someone runs your credit in response to a credit application it dings your score a few points. But scores generally rebound quickly, provided you not applying for multiple credit lines in short periods. Then it takes a bigger bite. However, based on all the negatives on your credit report, the dings from credit checks is the least of your worries.



    You were misinformed about the authorized user accounts. FICO changed how authorized user accounts are calculated in scores over a year ago. Authorize user accounts only count for spouses and children. This was specifically changed to stop folks with excellent credit 'piggybacking' folks with poor credit for a fee.



    Obviously, you decided to not prosecute your mother for the ID theft and are now stuck with paying those bills. If those credit cards are in default, paying them off won't improve your score at all. The damage is done and will remain for the balance of the 7 year reporting period.



    Hopefully, those student loans are not in default. That is what you should concentrate on. Make sure those payments are on time. If you are in default, check to see if there's a program to rehab the loan.



    Second, deal with that hospital bill. Depending on how old it is, you might be able to settle for 25%to 50% and get a pay for delete agreement -- you pay and they delete the item from your credit report. Lump sum gets the best deal. Payment plans must be short term. Get any settlement agreement in writing and do not give the collector direct access to your bank account.



    The last thing to deal with would be those credit cards. Once again, you may be able to settle for 25% in a lump sum if the accounts are in collections.



    Have your tried getting a secured credit card -- you pay a deposit which is held as collateral against the line of credit? Check with your bank. Start small -- $200 -- $300. Use the card and pay in full every month. In about a year, you should be able to convert to a regular credit card.



    You really need at least 24 months of consistent, on time payment history to improve your score. It will take years to rebuild your credit. Don't even think about buying a house till all that debt is resolved.
    Looking this mess over... I only see one way out of it:



    File Bankruptcy on your unsecured debt and wipe the slate clean.



    You said that one of the cards is paid off...yet you claim that you don't have a credit card.

    The only explanation I have is that this account was closed by the lender because of delinquency (nobody making payments on time).

    You are obviously not willing to prosecute your mother for the identity theft and a bankruptcy does not affect student loans at all. You will not be able to discharge the student loans in BK.



    Paying off delinquent or charged off accounts has little effect on your credit score. most of the time it prolongs the misery because as long as you make payments the account is considered active and the Statute of limitation does not start. You can spend the next 3 years paying off the accounts and then look at them for another 7 1/2 years on your credit report. At which point they finally drop off.

    The remaining two card balances and your hospital bills could be wiped out if you qualify.



    Otherwise... you will have to pay them off first and then try to establish credit again.

    You are looking on spending the next 10 years on fixing this mess.



    You can do it the hard way... by paying off the credit card accounts, the hospital bill and your student loans... or... you can do it the other way. File bankruptcy on the credit cards and hospital bills and have more money available to pay off your student loans.



    Either way your credit will be shot for up to 10 years.
    There is never any quick fix when it comes credit. It takes time and then it is always important to maintain it, thereafter. I used this company called the Credit Clean-up Crew and they were very professional in helping me with credit issues and also I only paid $799 total. The contract was six months long and I only paid $199 upfront. My EQ went from 503 to 718 EX 498 to 703 %26amp; TU 512 to 653

    1. Having someone add you will do nothing to your score. It is their account, in their name. Your just a signature. I found this out when I tried to add my mother to my account to build her score.



    #2. As harsh as this may sound, you might need to sue your mother and/or press charges against her for identity theft. She stole a massive amount of money from you without your knowledge (which is why they call it stealing). I'm not sure what your relationship is with her- and if you're willing to eat this debt she racked up to preserve your relationship (however that is) with her, thats your choice.



    #3. You probably want to approach your bank first, before applying for loans etc. Sit down and talk to someone. Be clear that you just want information, BEFORE anyone goes and checks your credit. Most of the time, people can tell you if you'll be given a loan or not. If they say no, don't bother trying. You'll just damage your score. Chances are they might have some advice for you too.



    On a side note, I have heard that each inquiry damages it about 5 points, although thats heresay so I can't be certain.

    In either case, why would you expect someone to loan you $150,000, knowing you were in that situation?

    You have an excellent credit score, and you are advised to KEEP it that way by not involving your boyfriend in any financial transactions with your name. Do NOT co-sign any loans for him, and do NOT take out a mortage in both your names.

    No, him being an authorized user will not help him at all. It could hurt him if you defaulted but it can't help him. Not like you would default though considering you have been pretty responsible.



    He needs to get any deals he makes with creditor's in writing.



    Depending on your financial situation it may just be better to get a loan in your name only. I also would not put him on the deed, because even if he helps out, you have done him a favor with the great mortgage rate.

    No. In the past, this would have made a difference, but then some people found a way to scam the system by selling ';authorized user'; slots for cash, but not actually giving the person a card. FICO caught on to this and has changed their formulas to ignore authorized users.

    I would keep your credit separate as long as possible. You may want to reconsider a house payment with him. His credit shows that he is unreliable in making timely payments. I have seen bad credit pull down good credit many times. Getting into joint debt with him could be hard on your credit and finances especially if he jumps ship and leaves you holding the mortgage. His credit history proves that he wouldn't worry about not making the payment. At least that is how the bank and loan officer is going to look at it. It also takes months sometimes years to get a bad score to rebound.

    If you are both on a loan odds are your rate will be a lot higher than if you are just taking out a loan individually. You may not even qualify with him as a co-borrower. I would ask that you take a serious look at the entire picture and not rush in to a mortgage with the current credit situation with the boyfriend.
