Hi, I am a stay at home mom and my husband works a good full time job. We live in the country and have had major issues with some really horrible neighbors, to where my kids can't even go outside to play.

The house we are in now we have a morgage out on it and have fallen behind 3 months on it due to problems over the winter...it is a very old house, our furnace went out, pump, needed a new septic and the gad for heat broke us big time. So we are playing catch up but it is a very slow process.

We need to move for the safety of our children. When we bought this house, there were no neighbors now we have the worst. The police are called a few times a week.

So, with bad credit and not havign our bills paid on time due to all the issues this past year with the house, is there anyway we could get financing?The house is so old,the wiring is messed up as well as other things. Work hard and save money for a 20% downpayment. Try FHA. They will hook you up but only if you make enough money to do the upkeep based on your bills.
you can call HUD.. they help you get homes with children,, you might look it up on the Internet..you dont have to have a down payment either..sometimes they build houses free,, it all goes by your income..its not going to hurt..or just go talk to the bank and they Will tell you.. wish you the best,,, good luck...............
Foremost, you must contact your mortgage company ASAP to inform them you are aware you are behind on payments and that you would like to inquire about being granted a possible hardship, also ask if you can be granted an extention on making up the 3 months you are behind.

VERY IMPT-Always submit your correspondance via CERTIFIED MAIL it is the only method the lender is required to respond to you. They are within their legal right to ignore or not respond to your calls, if you make them. I would then contact a local real estate agent and place your house for sale, at a price slightly below your home's current market value. Home price should correspond to homes in and around your zip code that have sold recenly, perhaps in the last 6 months. Price your home to sell. You may lose some on the home, but if perhaps this situation would enable you to scale down, rent an apartment, do the necessary work to turn your lives around and the lives of your children, by paying down your debt, especially those credit cards!!! You want to be able to purchase a house in your future, and according to what you shared regarding being 3 months behind, you are 1/2 way to being issued foreclosure papers by an officer and being forced to vacate by a specific date. If you know your home will be foreclosed upon, it may be important to consider locating and signing a lease for a small apartment before your credit indicates your foreclosure status-from personal experience of a loved one, it is VERY diificult getting anyone to rent to you if you have a foreclosure on your credit report.
