Need to move so daughter can go to a good district but we have bad credit?

This was my daughters last year at a private school. Our plan was to move before she started the new school year. We made a terrible mistake a few years ago %26amp; and refinanced our house with an adjustable rate mortage. Our payment changes now every six months. We always make our house payment so now credit card bills have not been paid. So, we now have bad credit, we cannot refinance our house and we certainly could not finance a new or used home. You have to have good credit to rent a house. We do not have any family to help us finance another home in a good school district. We live in a very bad school district %26amp; we cannot afford to send my daughter to private school anymore. I hate that my daughter is having to pay for our mistakes. She was so excited about moving. I am constantly being asked where my daughter will be going to school %26amp; I am constatnly being told that I have to do everything I can not to send her to the school in our district. I don't know how to get out of this messNeed to move so daughter can go to a good district but we have bad credit?
I can't believe I'm even going to suggest this, but do you know anyone, family, that lives in a school district that you would send your daughter? You could possibly use that address. This is not honest, I know, but we do all we can for our children. As far as your house goes. You've got to get yourself on a budget, talk to someone about getting a fixed rate. See a credit councilor. Some of your credit card companies will take less than the balance owed. You'll never know until you ask. Good Luck.Need to move so daughter can go to a good district but we have bad credit?
NO You did not make a mistake!

You were lured into a bad loan that was not a fit for you long term. This practice over the years is causing family's such as your undue heartache.

You need to file a predatory lender claim, citing RESPA and TILA violations. You also file a ';qualified request'; for production (of documents) to keep them busy. Then, get your file audited by a professional firm and begin the process.

Your working towards a negotiated settlement. You may reduce the mortgage by as much as half the current balance and payment Maher Soliman

Your daughter is now suffering for your mistake.

LIFE LESSON FOR EVERYONE:

DON'T GET AN ADJUSTABLE RATE MORTGAGE.

Have you looked at moving to a different city?

Nashville has good public schools and a low cost of living.
Looks like you will have to make the best of it and send her to a school in the district you are now living in until you can fix your credit.
First, spending your time filing for Respa violations is a waste of time if your only complaint was that you got an adjustable rate mortgage. If there was fraud on the lenders part, that is a different thing.

FHA may have a program for you if your bad credit is due to an ARM adjustment. If we can show this, then your credit would most likely not hold you back from getting another loan. Your maintaining your mortgage payments is good however I've refinanced people into FHA with multiple 30 and 60 day lates caused by an ARM adjustment. Your should be significantly lower than you currently have if your ARM has been adjusting.

So if staying in your home with lower payments as your objective, I would take this route.

If you want to move to another school district, then you may be able to qualify for a loan with a good letter of explanation for the reason your credit is currently bad. Underwriters are open to letters of explanation especially if it was caused by an ARM adjustment. You would have to put down 3%, less using a down payment assistance program.

However, a key question is would you be able to sell your house and would you get at least enough to pay off the mortgage?

Have your credit looked at by a lender and to see if either of these routes is available to you.
