How do I buy a house?

This might sound stupid but Im only 23 years old. Ive been married for going on 3 years and have a young daughter. Im ready to get a house but I dont know what to do. I have bad credit. Can I still get a house with bad credit? where do I start?How do I buy a house?
Yes - you can still get a house with bad credit - but it is harder. The option that you primarily will have in this market, where bankers are not making loans to non-qualified buyers, is to look for owner financing.



Start with lease to own ads in your local paper, or go to the rental section and call on owners and ask them if you can lease their property for a while - and after that term would they consider selling it to you.



My advice is to work on your credit - because under any of these scenarios you will eventually want to cash out by refinancing the property.



Make sure you can pay for what you are trying to get. Work with the seller - often investors have lease to own programs that will also address correcting your credit problem - but be up front with them.

Over the last few years it was very easy to get a mortgage, because of that, people with bad credit or people who couldn't afford the house they were buying, were given loans with adjustable rates. Now that the rates went up, they can no longer afford to pay them. Mortgage companies are now making it much more difficult to get a home loan.



It is best if you do everything you can to improve your credit score prior to trying to buy a house. If you are able to find a mortgage with your existing credit, you will pay a higher rate, PMI (insurance on your mortgage), and may only qualify for an adjustable mortgage. These are all bad things to get into.



Try to get your credit into good shape and save up. Good luck, we have all been through some debt problems.
